Frequently Asked Questions
Why do roofs leak?
There are several reasons a roof can start leaking. Here are the most common:
Age of the roof
Most leaks happen simply because the roof is getting old. Around 20–30 years (sometimes sooner depending on materials), shingles start to wear out, loosen, or go missing. Regular maintenance can help catch these issues early before they become expensive problems.
Poor installation
The quality of the installation is one of the biggest factors in how long a roof lasts. Improper installation can lead to early failure, leaks, and costly repairs down the road.
Pipe boots
These seal the pipes coming through your roof. Over time, the rubber can crack and allow water to enter, often starting as a small leak that gets worse if ignored.
Flashing issues
Flashing protects areas where the roof meets walls or other structures. If it’s installed incorrectly or damaged, water can get in.
Poor ventilation
Without proper ventilation, heat and moisture build up and cause shingles to deteriorate much faster, which can lead to leaks.
What kind of shingles do I have?
The most common shingles are asphalt, and there are two main types:
Architectural shingles
Thicker, more durable, and longer-lasting. They also give your roof a more dimensional, higher-end look.
3-tab shingles
Flatter and less durable. These are often used on sheds and older homes. If your roof is 15–20 years old, there’s a good chance you have these.
How do I know who to hire?
Choosing the right contractor matters. Here’s what to look for:
Licensed
A licensed contractor has met state requirements and is accountable for their work.
Insured
Proper insurance protects your home in case anything goes wrong during the job.
Reviews
Check Google reviews to see real experiences from past customers.
In-person inspection
A real professional will get on your roof and inspect it — not just give you a price from the ground.
Experience
Make sure they specialize in roofing, not just general construction.
